In July, Venice fell to 3.1 months, and inventory dropped below 850 homes for the first time. Here's the twist: with a market this tight, you'd expect prices to be climbing. They're not. Six straight months of decline since January, and down from 5.6 months a year ago
Active inventory dropped to 827 homes, down 32% from a year ago
New listings fell to 149, down nearly 23% from a year ago
Sellers collected 96% of asking price, up slightly from 95% a year ago
Median sold price: $390,000, actually down about 10% from a year ago
