Inventory: The Lowest in Our Area
Venice ended September with 779 homes for sale. A year ago, there were 1,073. That's 27% fewer homes on the market in one year.

That works out to 2.9 months of inventory. Here's how to read that number:
- 7 or more months is a buyer's market
- 5 to 7 months is a balanced market
- Under 5 months is a seller's market
Venice isn't just under 5. It's under 3. And it's been a seller's market every month since February.

Strong Prices, Faster Sales
Venice sellers received 96% of their list price in September. On a $450,000 home, that's about $432,000 in the seller's pocket. Homes also sold in 87 days on average, compared to 106 days a year ago. That's nearly 3 fewer weeks on the market.
Why Venice Is So Tight
Buyers are showing up in a big way. 192 homes went under contract in September, compared to 151 a year ago, a 27% jump. Meanwhile, 200 new listings came on the market. When buyers are matching sellers almost one for one, supply can't build up, and that's how Venice got to 2.9 months.
Venice Home Prices
- Median sold price: $390,000
- Average sold price: $482,438
- Typical 3 bed, 2 bath, non-waterfront single family home: $439,453 average
What This Means for You
If you're thinking about selling, you're listing in the strongest seller's market in our area. But timing matters. While up north they're heading out of season, here in Florida we're heading into season, and our team is already seeing a big uptick in people wanting to sell. More listings mean more competition for your buyer, so getting on the market before that wave is a real advantage.
If you're buying, more choices are on the way as season brings new listings, but be ready to move when you find the right home. Good homes in Venice aren't waiting around. If you're financing, know that Keller Williams is reporting interest rates have risen, and it's predicted they'll probably go up one more time by the end of the year to help fight inflation. On a $300,000 loan, today's rate of around 7.25% costs roughly $180 more a month than this time last year. Many new construction builders are offering closing cost assistance and rate buydowns. And if you qualify, the county also offers a down payment assistance program, available until the funds run out, so ask us about it sooner rather than later.
If you're staying put, this is good news for your home's value. Venice has a lot of second home buyers and buyers paying cash, and they don't feel rate changes the way first time buyers do. That steady demand is a big part of why Venice is holding so strong.
How Venice Compares to Nearby Cities

Here's where all five cities we cover landed in September:
- Venice: 2.9 months
- Englewood: 3.6 months
- North Port: 4.6 months
- Port Charlotte: 4.8 months
- Punta Gorda: 4.9 months
All five are seller's markets, and Venice leads the pack. One month under 3 makes a milestone. A few months makes a trend. Next month, we'll see whether season's new listings loosen things up, or whether buyers keep absorbing everything that hits the market.
