Inventory Hits Its Lowest Point Yet
Punta Gorda's active listings have dropped from 1,407 homes a year ago to 1,108 homes today, a 21% decline, and the lowest inventory level Punta Gorda has posted. In months-of-supply terms, that puts Punta Gorda right at 5.0 months, the exact line between balanced and seller's territory.

As a quick refresher: 7 or more months of inventory is a buyer's market, 5 to 7 months is balanced, and anything under 5 months is a seller's market. Homes are selling at 95% of list price on average, but the average days on market is still 118 days, noticeably slower than what we're seeing elsewhere in the region. That tells us Punta Gorda is technically a seller's market by the inventory math, but it's not a fast-moving one. Sellers have leverage on price, but patience still matters here. The median sold price came in at $312,500 in August.
New Listings vs. Closed Sales
Punta Gorda saw 186 new listings in August against 179 sales, actually more new listings than sales this particular month, worth watching, because if that pattern continues it could slow the tightening we've seen all year.
A couple more numbers worth knowing: the typical 3 bedroom, 2 bath, non-waterfront single family home sold for around $336,900 in August, and the sold-to-list ratio held steady at 95%. On a $350,000 home, that's about $17,500 staying in the seller's pocket instead of getting negotiated away.
New Construction Is Especially Worth a Look Here
With days on market running longer than average in Punta Gorda, new construction can be a strong option. Builders in the area are offering closing cost assistance and rate buydowns to lower your interest rate, and a down payment assistance grant is currently available if you qualify.
What This Means for You
If you're selling: The math is finally in your favor on inventory, but don't assume it means a quick sale. Price it right and be realistic about timeline. This is a young, patient seller's market, not a bidding-war frenzy.
If you're buying: You've got more room to negotiate here than in some nearby markets, and homes are sitting a bit longer, which can work in your favor. Between that and current builder incentives and down payment assistance if you qualify, there are real ways to make this work for you.
If you're staying put: This is a good sign for your equity, and there's no urgency to act on your end.
