Port Charlotte FL Real Estate: What the August 2026 Numbers Mean for You
Port Charlotte just crossed into seller's-market territory this summer. We want to walk you through what actually moved, what it means, and why it matters whether you're buying, selling, or just keeping an eye on your equity.
Inventory Falls Under the 5-Month Line
Port Charlotte's active listings dropped from 1,559 homes a year ago to 1,181 homes today, a 24% decline, and the lowest inventory level Port Charlotte has posted. In months-of-supply terms, that's 4.7 months.

As a quick refresher: 7 or more months is a buyer's market, 5 to 7 months is balanced, and anything under 5 months is a seller's market. Port Charlotte crossed under that 5-month line this summer for the first time, and August held it there.

The Strongest Price-to-List Ratio in the Region
Homes here are selling at 97% of list price on average, the strongest sold-to-list ratio in the region right now. On a $300,000 home, that 97% ratio means sellers are only leaving about $9,000 on the table, compared to $15,000 or $20,000 in a softer market. That's real leverage. The median sold price in August came in at $301,775.
New Listings vs. Closed Sales
Port Charlotte saw 238 new listings in August against 251 closed sales. More homes sold than came onto the market, exactly the pattern that's been draining inventory and pushing this city across the threshold.
A couple more numbers worth knowing: the typical 3 bedroom, 2 bath, non-waterfront single family home sold for around $308,800 in August, and average days on market came in at 102 days, moving, but not lightning fast.
New Construction Is Still an Option Worth Exploring
Whether you're buying or selling, it's worth knowing that new construction builders in the area are still offering strong incentives, including closing cost assistance and rate buydowns to lower your interest rate. There's also a down payment assistance grant currently available if you qualify.
What This Means for You
If you're selling: The numbers are genuinely in your favor right now, tight inventory and the strongest price-to-list ratio in the area. Price it right and you're in a strong position.
If you're buying: You'll have a bit less room to negotiate than the days-on-market number might suggest, because sellers here are getting close to full asking price. Come prepared to move when you find the right home, and look into builder incentives and down payment assistance if you qualify.
If you're staying put: This is simply good news for your equity, and there's no urgency to act.
The Bottom Line
Port Charlotte has genuinely shifted toward sellers, and the price strength backs it up. But it's still a young shift, not a runaway market, and that distinction matters for how you plan your next move. Real estate that you buy and hold has proven, over time, to be one of the best forced-savings tools there is, and with that 97% sold-to-list ratio, the homes moving fastest here are clearly the ones priced right from day one.
