New Listings, Pending Sales, and Closings
New listings: Port Charlotte had 282 new listings in September, up from 264 a year ago, and the most in a single month since March. That lines up with what our team is seeing on the ground. More homeowners are getting ready to sell.
Under contract: 203 homes went under contract, compared to 169 last September. That's 20% more buyers stepping up, so even with more homes coming on, buyers are still very active.
Closed sales: 245 homes closed, almost identical to the 243 a year ago.
Days on market: The average home sold in 92 days, down from 112 a year ago. That's 20 fewer days for the average seller to wait.
Inventory Goes Up for the First Time Since January
Active inventory finished September at 1,232 homes. That's still 23% fewer than the 1,590 a year ago. But in August, Port Charlotte had 1,181 homes for sale, so inventory went up by 51 homes in a single month. That's the first monthly increase since January.

Months of Inventory
Months of inventory ticked up slightly, from 4.7 to 4.8 months. Here's the scale we use:
- 7 or more months is a buyer's market
- 5 to 7 months is a balanced market
- Under 5 months is a seller's market
So Port Charlotte is still a seller's market, for the third month in a row. A year ago, it was at 6.9 months.

Port Charlotte Home Prices
- Average sold price: $329,275
- Median sold price: $300,000
- Typical 3 bed, 2 bath, non-waterfront single family home: $305,668 average
Port Charlotte sellers received 97% of their list price, among the strongest of the five cities we cover. On a $300,000 home, that's about $291,000 at the closing table.
Interest Rates
Rates were around 7.25% in September, up from roughly 6.25% to 6.5% a year ago.
So, What Does It All Mean?
Port Charlotte is still a seller's market. Homes are selling faster. Sellers are getting close to asking. But for the first time in months, supply is starting to grow.
Looking Ahead
While up north they're heading out of season, here in Florida we're heading into season. Our team has seen a big uptick in people wanting to sell, and September's numbers are starting to show it. For buyers, that means more choices are coming.
But Keller Williams is reporting that interest rates have risen, and it's predicted they'll probably go up one more time by the end of the year to help fight inflation. Port Charlotte has the lowest median price of the five cities we cover, which makes it a favorite for first time buyers, and those are the buyers who feel rates the most. On a $300,000 loan, today's rate costs about $180 more a month than a year ago.
For buyers, new construction is worth a look, with many builders offering closing cost assistance and rate buydowns. And if you qualify, the county also offers a down payment assistance program, available until the funds run out, so ask us about it sooner rather than later.
For sellers, the wave of new listings is starting. Getting on the market sooner means fewer homes competing with yours.
