North Port has now held a seller's market for 3 months in a row, and across Southwest Florida this summer, we're seeing the same story play out city after city. Let's break down what's actually happening here and what it means for you, whether you're buying, selling, or just staying put.

New Listings, Pending Sales, and Closed Sales

North Port saw 160 new listings come on the market in August, a fairly modest number, part of why inventory has stayed tight all summer.

Homes going under contract came in at 173 for the month, showing buyers are still actively engaging, even with fewer new options to choose from.

Closed sales landed at 178 homes, a solid, steady pace, not a boom, but a market that's clearly still functioning well.

Days on Market and Active Inventory

Average days on market sat at 77 days, one of the fastest paces we're seeing in the region this month. Homes in North Port are moving with real momentum right now.

 

Active inventory at month's end was 829 homes, down 20% from 1,034 homes a year ago, and sitting near the lowest point North Port has posted in over a year.

Months of Supply and What the Scale Means

 

That puts months of supply at 4.6, which keeps North Port in seller's-market territory for a 3rd straight month now. As a reminder: under 5 months of inventory is a seller's market, 5 to 7 months is balanced, and 7 or more is a buyer's market. North Port crossed into seller's territory back in June, and it's held there since.

Pricing: Median, Typical Home, and a Strong Ratio

The median sold price in August was $307,000, and the typical 3 bedroom, 2 bath, non-waterfront single family home sold for around $316,000. Homes are also selling at 97% of list price on average, among the strongest price-to-list ratios in the region this month. On a $300,000 home, that's about $9,000 staying in the seller's pocket instead of getting negotiated away.

New Construction Is Still an Option Worth Exploring

Whether you're buying or selling, it's worth knowing that new construction builders in the area are still offering strong incentives, including closing cost assistance and rate buydowns to lower your interest rate. There's also a down payment assistance grant currently available if you qualify. If you're renting and thinking about buying, that's worth a serious look.

What This Means for You

If you're selling: North Port is steady. Homes are selling fast, prices are holding strong, and the seller's market conditions from June have stuck around, not faded.

If you're buying: Real estate that you buy and hold has proven, over time, to be one of the strongest forced-savings tools there is. If you're currently renting and can afford to buy, every month you wait is a month of equity you're not building. Between that and current builder incentives and down payment assistance if you qualify, there are real tools to help you move now.

If you're staying put: This is simply good news for your equity, and there's real momentum behind what you own.

Every market we've covered this month has moved into seller's territory, some just crossing the line this summer, some holding steady for months, and one shifting all the way from a buyer's market to a seller's market in a single year. Whichever city you're watching, the pattern is the same: tighter inventory, faster sales on well-priced homes, and real momentum for sellers. That's the story of the summer across Southwest Florida, and it's worth understanding whether you're buying, selling, or simply watching your equity grow.
