New Listings, Pending Sales, and Closings
New listings: North Port had 180 new listings in September, up from 153 a year ago. That's 18% more homes coming on the market, and it matches what our team is seeing. More North Port homeowners are getting ready to sell.
Under contract: 135 homes went under contract, compared to 146 a year ago. This is the number to watch. It's the fewest pending sales in North Port since last December. North Port has a lot of buyers who finance their purchase, and with rates higher, some of them are taking a little more time.
Closed sales: 163 homes closed, a little ahead of the 158 last September.
Days on market: The average home sold in 89 days, down from 101 a year ago. Homes are still selling faster than they were last fall.
Inventory and Months of Supply
Active inventory finished the month at 837 homes, compared to 970 a year ago, 14% fewer homes for sale. It's up just slightly from August's 829, so supply is holding steady near its low point.

That puts North Port at 4.6 months of inventory. Here's the scale we use:
- 7 or more months is a buyer's market
- 5 to 7 months is a balanced market
- Under 5 months is a seller's market
North Port has been a seller's market every month since June. A year ago, it was at 5.8 months.

North Port Home Prices
- Average sold price: $306,548
- Median sold price: $304,000
- Typical 3 bed, 2 bath, non-waterfront single family home: $317,260 average
North Port sellers received 97% of their list price, tied for the best of the five cities we cover. On a $317,000 home, that's about $307,500 at closing.
What Higher Rates Mean for Buyers
Rates were around 7.25% in September, up from roughly 6.25% to 6.5% this time last year. On a $300,000 loan, that's about $180 more a month. Put another way, the same monthly payment that covered a $300,000 loan last year covers about $274,000 today. That's roughly $26,000 less house for the same payment.
So, What Does It All Mean?
North Port is steady. Homes are selling. Prices are holding. Sellers are getting close to asking. But financed buyers are being a little more careful.
Looking Ahead
Keller Williams is reporting that interest rates have risen, and it's predicted they'll probably go up one more time by the end of the year to help fight inflation. At the same time, while up north they're heading out of season, here in Florida we're heading into season. More sellers are getting ready, which means buyers will have more choices.
Higher rates affect first time buyers the most, but our area has a lot of second home buyers and people moving here with cash. We expect the market to pick up as season arrives.
For buyers, new construction is worth a look, with many builders offering closing cost assistance and rate buydowns to help offset higher rates. And if you qualify, the county also offers a down payment assistance program, available until the funds run out, so ask us about it sooner rather than later.
For sellers, listing before the season rush means less competition for your home.
The Scoreboard: How 5 Southwest Florida Cities Compare

- Venice: 2.9 months. The tightest market in our area, under 3 months for the first time.
- Englewood: 3.6 months. 8 straight months of shrinking inventory.
- North Port: 4.6 months. Steady, with fewer pending sales to watch.
- Port Charlotte: 4.8 months. Inventory just went up for the first time since January.
- Punta Gorda: 4.9 months. Right on the line between seller's and balanced.
A year ago, these cities were spread across buyer's, balanced, and seller's markets. Today, all five are seller's markets. The question for next month is whether season's new listings start pushing those numbers back up.
