Englewood Pulls Further Ahead — But Something's Off | July 2026 Update
Englewood just pulled ahead of North Port and Port Charlotte, and it's not close. Months of inventory fell to 3.8 in July, making it the second-tightest market we track, behind only Venice. A year ago it was a full buyer's market at 7.4 months. But there's a number buried in this report that doesn't match the headline: days on market actually went up, not down, and prices are lower than a year ago. New listings fell to 90 (down almost 12% YoY), while sales rose to 133 (up over 6%)
Average days on market rose to 111 days, up from 95 a year ago
Median sold price: $360,000, down about 13% from a year ago
