Inventory Has Tightened Fast

 

Active listings in Englewood dropped from 685 homes a year ago to 445 homes today, a 35% drop in 12 months. In months-of-supply terms, that's 3.7 months.

As a quick refresher: 7 or more months of inventory is a buyer's market, 5 to 7 months is balanced, and anything under 5 months is a seller's market. A year ago, Englewood sat at 7.1 months, a buyer's market. Today it's 3.7 months, a seller's market. That's the full shift in one year.

Price Strength, With an Honest Note on the Numbers

Homes in Englewood are selling at 95% of list price on average, and the median sold price in August came in at $418,500. We want to be straight with you here: the average sold price this month shows a much bigger number, but that's because of one very high-end sale that pulled the average up. The median is the more honest number, and it tells us pricing is strong and steady, not artificially inflated.

On a $400,000 home, that 5% gap between list and sale price is roughly $20,000, real money staying in a seller's pocket instead of getting negotiated away.

The Supply and Demand Behind the Shift

Englewood saw 81 new listings in August against 89 closed sales. More homes sold than came onto the market. That imbalance, month after month, is what's been draining the inventory pool.

A couple more numbers worth knowing: the typical 3 bedroom, 2 bath, non-waterfront single family home sold for around $360,400 in August, and homes are averaging 74 days on market, faster than the high 80s and 90s we saw through last winter.

New Construction Is Still an Option Worth Exploring

Whether you're buying or selling, it's worth knowing that new construction builders in the area are still offering strong incentives right now, including closing cost assistance and rate buydowns to lower your interest rate. There's also a down payment assistance grant currently available if you qualify. Even in a tighter market, there are real ways to make the numbers work, especially if new construction fits what you're looking for.

What This Means for You

If you're selling: This is genuinely your window. Inventory is tight and homes are moving faster. But price it right from the start. This is a young seller's market, not a frenzy, and an overpriced listing will still sit.

If you're buying: Don't wait around for prices to fall. Rates are still in the high 6% range, but between builder incentives, rate buydowns, and down payment assistance if you qualify, there are real tools to help you get in now instead of waiting. Real estate that you buy and hold has proven, over time, to be one of the best forced-savings tools there is. If you're currently paying rent and can afford to buy, every month you wait is a month of equity you're not building.

If you're staying put: This is simply good news for your equity. You don't have to do anything, just know the value of what you own has real momentum behind it right now.

Englewood has moved from a market that favored buyers to one that favors sellers, and that's worth understanding no matter which side of a transaction you're on. The homes that are priced right are selling fast, sometimes with multiple offers. It really comes down to whether a listing wins the beauty pageant or wins the price war.
