Inventory: 33% Fewer Homes Than a Year Ago
Englewood ended September with 439 homes for sale. A year ago, there were 659. That's a third of the supply gone in 12 months, and it's been shrinking steadily since January.

That puts Englewood at 3.6 months of inventory. If you're new to how we read that number, here's the scale:
- 7 or more months is a buyer's market
- 5 to 7 months is a balanced market
- Under 5 months is a seller's market
A year ago, Englewood sat at 6.6 months, right in balanced territory. Today it's firmly a seller's market.

Homes Are Selling Faster
The average Englewood home sold in 73 days in September, compared to 84 days a year ago. That's 11 fewer days of mortgage payments, insurance, and keeping a home showing-ready.
Sellers received 95% of their list price. On a $350,000 home, that's about $332,500 at the closing table. So sellers are in a stronger position, but buyers still have some room to negotiate. This is a seller's market, not a bidding war.
Why Inventory Keeps Shrinking
The simplest way to understand Englewood right now is to compare what's coming on the market with what's going under contract. In September, 86 homes were listed and 87 went under contract. Buyers are taking homes off the market as fast as sellers are putting them on, and pending sales were up 32% compared to last September. When that happens month after month, supply shrinks.
Englewood Home Prices
- Median sold price: $336,250
- Typical 3 bed, 2 bath, non-waterfront single family home: $353,593 average
- Average sold price: $421,924
A quick note on that last number: a handful of higher-end sales pulled the average up this month, so the median is the better picture of what a typical Englewood home is selling for.
What This Means for You
If you're thinking about selling, this is a good window. Keller Williams is reporting that interest rates have risen, and it's predicted they'll probably go up one more time by the end of the year to help fight inflation. At the same time, while up north they're heading out of season, here in Florida we're heading into season. Our team is already seeing a big uptick in people wanting to sell, so more competition is on the way. Listing before that wave means fewer homes competing with yours.
If you're buying, more choices are coming as season brings new listings. But if you're financing, your purchasing power has come down a bit. On a $300,000 loan, today's rate of around 7.25% costs roughly $180 more a month than this time last year. New construction is worth a look, since many builders are offering closing cost assistance and rate buydowns. And if you qualify, the county also offers a down payment assistance program, available until the funds run out, so ask us about it sooner rather than later.
If you're staying put, your home is sitting in one of the tightest markets in our area. Low supply helps protect your home's value. And because a lot of our local buyers are second home buyers and people moving here with cash, rate changes don't slow them down the way they slow first time buyers.
How Englewood Compares to Nearby Cities

Englewood is one of the tightest markets in Southwest Florida, but not the tightest. Here's where all five cities we cover landed in September:
- Venice: 2.9 months
- Englewood: 3.6 months
- North Port: 4.6 months
- Port Charlotte: 4.8 months
- Punta Gorda: 4.9 months
Every one of them is a seller's market. Next month, we'll see whether season finally brings more homes to Englewood, or whether this streak hits 9.
